Maintenance Team Member

SUMMARY Performs routine, preventative maintenance, and repair procedures on multiple residential and commercial buildings, mechanical equipment and various systems. 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. 

Perform general electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, etc.

Perform general plumbing work, such as clearing stoppages, replacing fittings, etc.

Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, locks, etc.

Perform carpentry work, such as fitting doors, freeing windows, replacing and building shelves, etc.

Assist in custodial work, including sweeping, mopping, vacuuming, emptying trash, cleaning windows, snow removal, etc. in common areas and building exteriors.

Assist in grounds work when necessary.

Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc.; repairs or replaces broken parts. 

Cleans and inspects boiler; treats water with proper chemicals. 

Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures. 

 

Periodically inspect all units, buildings and common areas, performing repairs and janitorial assistance as needed.

Operate a tablet/computer which controls and monitors mechanical equipment, utility systems and maintenance software. 

Repairs electrical equipment and control circuits; replaces faulty electrical switches.

May repair electrical locks and control panels to maintain building security. 

Responds to emergency maintenance requests as required.  Participate in an on-call 24/7 rotation.

Make sure storage areas and entrances are organized, locked and adequate lighting in those areas is maintained as directed.

Maintains records of scheduled maintenance procedures. 

Assist in stock control and utilization of maintenance materials, may obtain estimates for supplies, repair parts; order parts as needed. 

QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential function satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Hand tools and reliable transportation.

EDUCATION and/or EXPERIENCE High school diploma or general education degree (GED) and five years of responsible experience in building and mechanical equipment maintenance and repair; or an acceptable equivalent combination of education and experience. Good skill in the use of hand and power tools. 

LANGUAGE SKILLS Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to other employees, tenants and residents of the organization. 

 

MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to interpret miscellaneous drawings and schematics. 

CERTIFICATES, LICENSES, REGISTRATIONS Valid Driver's License.  HVAC certification is preferred.

Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception. 

WORK ENVIRONMENT The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to occasionally loud.
