Vice President of Realty

Crescent Electric Supply Co, East Dubuque, IL
The Vice President of Realty is a senior level position and has responsibility for the acquisition, management, and disposal of all corporate real estate whether leased or owned. You will work closely with the CEO, COO, CSO, VP Strategic Initiatives, and VP Construction to prepare presentations to senior management, Board of Directors, and shareholders as required.

Primary Duties:
  • Determine the optimum locations for branch operations using all appropriate demographic information.
  • Negotiate most favorable rates and terms for leased properties.
  • Negotiate most favorable rates and terms for build-to-suit and existing facilities purchased outright.
  • Develop strategies for best returns on owned properties and potential developments. 
  • Supervise the construction of new facilities along with the Corporate Facilities Manager. 
  • Prospect and develop new business growth opportunities.
  • Supervise progress on new facility build-outs and authorize payments. 
  • Proactively renew existing leases with favorable rates.
  • Review and establish appropriate insurance coverage for all properties.
  • Establish and maintain fair market lease values for all owned facilities.
  • Review opportunities for development of property to lease to third parties.
  • Conduct real estate assessments and complete reports for executive management, including potential additions or relocations.
Qualifications: 
  • A four year degree with a related major (business, law, real estate management, construction management) and a minimum of four years of experience in real estate or real estate contracts; or an equivalent combination of education and/or experience.
  • Knowledge of basic commercial/industrial building specifications and codes.
