POSITION QUALIFICATIONS:
- High School diploma or equivalent required.
- Three to five (3-5) years of previous experience as painter, electrical, boiler, construction, etc. required.
- Strong supervisory skills required.
- Valid driver's license required.
- Must have a reliable vehicle and willing to use it for various work related errands.
- Must be available to work other than normal hours as needed (On-Call).
- Must be able to read, write and speak fluent English.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Responsible for establishing and documenting the preventative maintenance program.
- Administers and directs programs to maintain building grounds and equipment, including all grounds keeping and preventative maintenance on equipment.
- Checks the Fire Alarm System and assists with fire drills monthly.
- Responsible for cleaning building areas, moving furniture, equipment, and supplies to various units and departments with adequate turnaround times.
- Performs daily inspection of boilers, pipelines and operating equipment for steam, water, air, and fuel leaks or defective parts.
- Responsible for overseeing the inspection, repairs and replacement of pipes, fittings and plumbing fixtures to maintain the heating and water systems.
- Replaces and oversees faulty switches, sockets, plugs, fuses and other simple elements of electrical systems, fixtures and appliances.
- Oversees the application of paint, varnish, stains or enamel to decorate and protect interior and exterior surfaces: using paint brushes, rollers and scrapers.
- Oversees all buffing, waxing, stripping of floors in compliance with facility policies and procedures.
